• Arrival/Departure days and Minimum Stay:
    • from 17/06 to 09/09: arrival and departure on Saturday; minimum 7 nights.
    • other periods: free arrival/departure days; minimum 2 nights.
  • There are two different ways of booking online:
    • DIRECT BOOKING: the customer can make a reservation independently, with down payment or payment in full, and receive an instant confirmation.
    • BOOKING REQUEST: the customer can request a quote and availability from the designated area of The reservations staff will send the customer proposals that comply with the requests received or, in the event of unavailability, proposals for different accommodations and/or periods.
      The customer will be able to choose from the various proposals the one that best suits his or her needs. The booking office will then send the customer a non-binding CONFIRMATION OF AVAILABILITY with details of the stay and the date by which the down-payment must be made.
      It is clarified that the CONFIRMATION OF AVAILABILITY does not provide an option: the deadline date indicated, only represents the maximum time limit within which the payment must be made. The system will therefore continue to provide the same availability to other customers, with possible ineffectiveness of the request even before the indicated deadline.
      Once the availability confirmation deadline has expired, or in the case of its early expiry (following confirmation by other guests), the reservation shall be considered as “not completed”, releasing the property from any commitment with the applicant.
  • DIRECT BOOKING or BOOKING REQUEST must be made by the Guest who will occupy the accommodation unit, who must indicate the total number of persons and their biographical data.


  • When booking, you can choose between “overnight only” and “half board”. The half-board option includes a buffet breakfast and dinner with table service. Half board starts with dinner on the day of arrival and ends with breakfast on the day of departure. Half board can only be booked for the entire group of people staying and for the entire period of the stay.


  • Early Booking Offer:
    • 10% discount on lodging price;
    • gratuity of a gazebo and two sunbeds by the pool;
    • the offer is not valid from 05/08 to 26/08;
    • the offer is applicable to minimum 7 nights booked stays;
    • extras are excluded from the discount;
    • down-payment 50%;
    • limited places offer;
    • the offer cannot be combined with other promotions.


  • Reservations must be confirmed with a down-payment equal to 30% of the total amount of the stay.
  • If discounts or promotions have been applied, the deposit must be 50% of the total amount of the stay.
  • The balance payment must be made by the 15th day prior to the arrival date.
  • Should arrival be scheduled within 15 days after the date of booking, payment of the total amount of the stay must be made at booking.
  • Should payment of the balance not be received by the stated deadline, the property reserves the right to cancel the reservation, notifying the holder accordingly. In this case, the amount paid will be retained as cancellation charges.
  • Only online payments with Visa or Mastercard credit/debit cards are accepted for bookings.


  • It is possible to request changes to your booking up to 30 days prior to your scheduled arrival date.
  • The property reserves the right not to accept requests to change the period or accommodation. In this case the original booking will be considered cancelled and a new booking will have to be made.
  • If accepted, changes involving a variation in the dates of arrival/departure or type of accommodation will be subject to applicable different rates and conditions of stay/booking.
  • Under no circumstances may the holder transfer the reservation to a third party without the prior authorisation of the property.
  • Reservations involving switching groups of people or families are not accepted. For such requirements, it will be necessary to contact the Booking office before booking.


  • Any cancellation of the stay reservation must be communicated by the holder via e-mail in response to the CONFIRMATION previously received.
  • In cases of cancellation the following amounts will be charged:
    • € 70.00 if the notice of cancellation is received by the 31st day prior to the day of arrival;
    • the entire down-payment paid at booking if the notice of cancellation is received from the 30th to the 15th day prior to the beginning of the booked stay;
    • the entire amount of the booked stay (extras included) if the notice of cancellation is received from the 14th day prior to the scheduled arrival date onwards.
  • In case of late arrival or early departure from the dates stipulated in the reservation, no refunds are due.


  • Check-in and lodging handover: from 16:30 to 21:00 on the arrival day.
  • Check-out and departure: by 10:00 on the departure day


  • On arrival, guests shall deposit € 100.00 by cash or credit card.
  • When paid by credit card, the deposit will be refunded the day after departure. The time required to see the refund on the bank account varies from 10 to 30 working days (depending on the circuits and card issuer).
  • The security deposit is required to cover any damage caused by the Guest to the housing unit and/or its furnishings. The management reserves the right to demand greater compensation.


  • Mobile Home Nido: max 2 adults + 2 children
  • Mobile Home Adria: max 5 adults + 1 child
  • Mobile Home Maya: max 5 adults + 1 child
  • Mobile Home Mirea: max 5 adults + 1 child
  • Glamping Tent Safari: max 5 adults + 1 child
  • Holiday Home Cotogneto: max 3 adults + 1 child


  • Animals are not allowed in the Mobile Homes Adria, Maya and Mirea. One animal per unit is allowed in the Glamping Tents Safari, Mobile Homes Nido and Holiday Home Cotogneto. A surcharge is applied for staying with animals, in addition to the cost of final disinfection.
  • You must report the presence of animals at booking or, if none, before check-in. We reserve the right not to accept the booking or check-in if the animal belongs to breeds considered dangerous or reported as such by the relevant authorities.
  • When checking in, you must show your “PET PASSAPORT” or the up-to-date “health book” for your pet’s access. An identification tag may be attached to its collar.
  • When walking or staying on the pitch, you must keep your pet on a leash (no longer than 150 cm.) and with a muzzle at the disposal.
  • Dogs in the ‘molossers’ breed category must wear a muzzle at all times.
  • Animals are not allowed on the equipped beach and in the following public areas: piazzetta, swimming pools, children’s playground; and in the following facilities: reception, public toilets, market, bar and restaurants (with the exception of areas specially designated for pet owners).
  • Animals, for all their needs, must be led out of the areas designated as pitches, from the gardens of the accommodation units and from the driveways, and taken to the marked areas where there are special bins for their droppings.
  • The Management reserves the right to set aside a special area of the campsite for guests with pets.
  • The Management reserves the right to ban from the holiday centre guests who do not abide by the above rules or whose animals disturb the peace and quiet of the other guests.


  • One parking space is included for each accommodation booked.
  • Vehicles must be parked in the two parking areas, located inside the Holiday Center near the entrance.
  • The accommodation unit can be approached by car only on arrival and departure days for loading and unloading luggage.
  • It is not possible to park vehicles on the pitch.
  • With the exception of the Cotogneto holiday home, it is not possible to park vehicles next to the accommodation unit.


  • Tourist tax is not included in the total cost and is € 2.00 per person per night, for a maximum of 5 nights. Children up to 11 years old are exempt.
  • The property operates a ‘dynamic pricing’ system, so accommodation prices may vary. For real time rates you should always refer to the “Book now” area of
  • One family is admitted per accommodation.
  • No bookings for groups of minors unaccompanied by an adult for the entire stay are permitted.
  • It is not possible to reserve specific lodging units.
  • The number of the assigned lodging unit will be communicated at check-in.
  • Groups of crews travelling together CANNOT be guaranteed proximity or contiguity of two or more accommodation units, even if the same type. Moreover, they CANNOT be guaranteed the proximity or contiguity of two or more umbrellas on the beach or, if booked, gazebos by the pool.
  • The cost of Final Cleaning does not include cleaning of the kitchenette, which is the guest’s responsibility. Any surcharge for cleaning the kitchenette is € 30.00.
  • The supply of bed linen and/or towels (optional) can be requested at the time of booking or, at the latest, at the time of balance (by the 15th day prior to arrival). Requests received after this deadline or at check-in cannot be processed.
  • The beach service (one umbrella and two sunbeds from the second row on the beach) is always included for the whole stay (front row is available at extra cost).
  • Although all the campsite’s public areas and service groups are barrier-free, it should be noted that the lodging units are not suitable for wheelchair users or non-ambulatory persons; therefore, in such cases and/or in the event of any other specific condition, it is necessary to contact the campsite before making the booking.


  • By paying the deposit, or the total amount of the stay, the Guest fully accepts the contents of this document, as well as the RULES of the property published on, which it is recommended to read in full.
